How to reserve your Ravenscroft Home
You can reserve the apartment of your choice after the
apartment has been released for sale for a reservation fee
of £2,000.00 half of which is refundable should you have to
pull out prior to exchange of contracts. Appoint a solicitor
to act on your behalf in the purchase. Apply for a mortgage
for the property if required. Ravenscroft Homes solicitors
will issue to your solicitors a draft contract, form of
lease, details of title, planning permission and building
regulations consents, preliminary information, plans and
copy drawings. The above should be sufficient for your
solicitors to proceed with the transaction through to
exchange of contracts and then onto completion once your
apartment is ready for occupation.
Ravenscroft Homes will expect you to proceed to exchange of
contracts on the purchase of your apartment within the
timescale discussed at reservation stage. On exchange of
contracts, you will be required to pay a deposit of 10% of
the purchase price. If the exchange of contracts does not
take place within the required timescale, Ravenscroft Homes
reserves the right to re-market the apartment or to offer it
to prospective purchasers on the waiting list.
Legal completion will take place after the apartment is
ready for occupation. Your solicitors will be notified of
build completion and you will be invited to make an
inspection. Legal completion takes place within 10 days of
notification to your solicitor of build complete.
Lease
Management
Structure

All purchasers will become
Shareholders of the Management Company. Once the last
apartment has been sold in the development, the
shareholder will control the Management Company, which
will administrated initially by Ravenscroft Homes
agents. The Shareholders will then have the opportunity
to control the operation of the Management Company and
will be able to determine the services to the building
and the level of the annual service charge provisions.
Service
Charges
The
Service Charge will include:

Buildings Insurance. Lighting of
stairwells, hallways and external areas. Rates for
common areas. Repairs and maintenance to the main
building fabric. Managing Agents fees (if instructed).
Maintenance and management of systems, including lift,
and video entry system. Redecoration of interior and
exterior common areas. Maintenance of car park and
landscaped areas. All other services needed and relating
to the general maintenance and upkeep of the building
and the running of the Management Company.
